I’m outside
They are both standing outside the building and cannot see each other. The old man on the third floor has spotted her, though.

Why it is funny
The first half is built on a mirror: each of his replies matches hers, and still they never meet. The old man on the balcony seems creepy at first and turns out to be the best thing that happened all evening, which flips the whole situation.
How to make it yours
Anything can be mixed up: the house number, the town, the metro station. The old man can be any kind stranger, as long as the ending makes it clear that waiting is no longer a hardship.
